The current design proposes 52 homes across six principal levels. The scheme combines 42 market homes with 10 affordable homes and is being advanced towards its next planning milestone.

The March 2026 report describes Balham values as resilient and current pricing as comparable-led. It does not prescribe a percentage haircut.

−2% and −5% sales cases are discussion tests only. Before live release, the current 52-home scheme needs an updated unit-by-unit agent pricing schedule and adviser approval.
